We’re officially more than halfway through 2026, and Showami has already rolled out a long list of updates designed to improve the experience for real estate agents, brokerages, property managers, and landlords.
From a redesigned Messaging Center and mobile experience to improved workflows, reporting tools, and account-specific features, we’ve been focused on making it easier to navigate Showami and keep your business moving.
Whether you use Showami to request showings, pick up showing opportunities, manage activity across a brokerage, or coordinate rental tours, here’s a look at what’s new with Showami so far in 2026.
Platform-Wide Showami Updates
Some of the biggest improvements this year affect all Showami account types, with major updates to messaging, dashboards, mobile functionality, and showing creation.
A Better Messaging Experience
Communication is an important part of coordinating real estate showings, so the Showami Messaging Center received several improvements designed to make conversations easier to find, manage, and respond to.

Updates include:
Together, these updates make it easier to keep conversations organized and quickly find the information you need when coordinating a showing.

The Advanced Dashboard Is Now the Default
The Advanced Dashboard has officially become the default dashboard experience for Showami users.
Dashboard filters, including date range and state, now remain selected between visits instead of resetting each time you return. This is especially helpful for users managing multiple showings, markets, or locations who regularly need to view the same information.
Dashboard banners were also redesigned for a more contemporary experience.
Redesigned Showing and Task Creation
Requesting a showing or task should be simple, whether you’re working from a computer or your phone.
Showami redesigned creation forms across the platform, including:
- Standard showings
- Rental showings
- Rental open houses
- Open houses
- Inspections
- Consumer requests
- Client requests
- Showing-creator workflows
Calendar components have also been updated with a more consistent style and timezone display.
We’ve simplified validation error messages, too. Instead of seeing a wall of text, you’ll now see one clear message per field.

A Redesigned Showami Mobile Experience
Showami’s mobile app received updates across many of the areas our users use the most.
Updates include redesigned experiences for the dashboard, settings, sign-in, registration, forgotten passwords, changing an email or password, navigation menus, Help & Support, and more.
We’ve moved showing status to the top of showing details, making it easier to find on both web and mobile. The app now also includes an “external app needed” indicator to match the web experience.
Showing notes can now contain up to 2,000 characters, giving users more room to provide detailed instructions and important property information.
Updates for Real Estate Agents
Whether you’re requesting a showing or picking up showing opportunities, we’ve made several updates in 2026 to make the process smoother from start to finish.
What’s New for Showing Agents?
For agents accepting showing opportunities through Showami, several updates focus on confirmation, communication, location accuracy, and payouts.
Improved Showing Confirmation
- Showing agents now have a confirmation checkbox requiring them to explicitly confirm that the showing has been scheduled with the seller’s side.
- Confirmation reminders are also sent every four hours until the showing has been confirmed, rather than being sent only once.
It’s one more way to keep everyone on the same page before the showing starts.
Location-Based Check-In
Showami has added geofencing to the showing check-in process. Showing agents must now be within approximately 100 meters of the property before checking in.
This helps create a more accurate record of when an agent arrives at the property.
Clearer Showing Opportunities
For group or multi-agent showing notifications, messaging now clarifies when a request has been sent to multiple agents.
This gives showing agents more context about why an opportunity may be claimed by another agent before they accept it.
We also made sure the correct brokerage name shows on showings in an agent’s secondary license state.
Payout and Tax Reporting Updates
The Payouts on Hold page has been redesigned to provide a clearer view of payout status.
We’ve also updated the 1099 reporting thresholds for 2026. Showing Agents will now receive a warning at $1,800, with a block at $2,000, up from the previous $500 warning and $600 block thresholds.
Showing detail pages also received a proper print stylesheet for users who need a clean printed copy of showing information.
What’s New for Requesting Agents?
Initiating Agent accounts also received several updates to make it easier to stay informed from the moment a showing is requested through confirmation, cancellation, or reposting.
More Detailed Showing Notifications
When a showing is confirmed, the initiating agent can now receive a text/SMS containing key appointment details, including:
If a showing is canceled, the cancellation notes are now included right in the Initiating Agent’s cancellation SMS, so you have the details you need without having to go looking for them.

A New Expired Showing Tab
Expired showings now have their own “Expired” tab on the dashboard rather than being grouped with canceled requests.
This makes it easier to quickly see which showings were canceled and which simply expired without being claimed.
Easier Reposting
The “Post Again” and “Edit and Repost” options now correctly carry over the external ID and supplemental documents from the original request.
“Post Again” is also available directly through the Showami mobile app.
Estimated Showing Cost Emails
Requesting agents now receive an estimated cost email immediately after submitting a showing request. An updated estimated cost email is also sent when a counter-proposal is accepted.
This gives agents additional visibility into the expected cost of a showing earlier in the process.
Easier Consumer Invitations
“Invite New Consumer” links are now automatically emailed rather than requiring agents to manually copy and paste the invitation link.
Referral and CRM Improvements
Showami introduced a new Kentwood-affiliated referral program and landing page, including the ability to search by client name.
Within the referral process, referring and accepting agents can now view one another’s brokerage and license information directly.
Showami has also launched a Lofty CRM integration for agents and brokerages, creating another way for real estate professionals to connect their existing technology with their Showami workflows.
Brokerage Solution Updates
Keeping up with showing activity across an entire brokerage shouldn’t be complicated. These 2026 updates make it easier for admins to see what’s happening and manage their organization in Showami.
Faster Access to Showing Details
Organization admins can now click directly into individual showings from their dashboard, making it quicker and easier to get to the details they need.
Optional Organization Auto-Responder
Organizations can now enable an optional auto-responder, with messaging that can be edited by an admin.
This makes it easy for brokerages to customize automated messages to better fit their team.

Redesigned Organization Tools
Several frequently used organization pages have been redesigned, including:
- Org Documents
- Note Templates
- Groups
Additional Payment Protection
A confirmation pop-up now appears before large payments are processed, providing an additional safety check before the transaction goes through.
More Detailed Showing Activity Reports
The Showing Activity Report now breaks down activity by day of the week and state, making it easier to see when and where showings are happening.
Updated Elite Brokerage Solution Pricing
We’ve updated Elite Brokerage Solution pricing to $75 per month with no start-up fee.
Property Management Updates
Property managers have a lot to keep track of, from rental tours and tenants to team members and property details. That’s why we’ve made several updates to help make managing it all a little easier.
Easier Access to Messages
Property Management accounts now have a more direct way to access the Message Center.
Previously, messages were more deeply embedded within individual showings. The updated experience makes it easier to access and manage communication across rental showing activity.
Notification Recipient Settings
Property Management accounts now have Notification Recipients settings, making it easier to choose who receives important account updates.

Up to Two Tenants Per Rental Showing
Rental showings can now support up to two tenants, and you can easily add or remove tenants even after the showing has been created.
More Organization Management Tools
Property Management accounts also benefit from several of the organization-wide updates introduced this year, including:
- An optional, admin-editable auto-responder
- Redesigned Org Documents
- A confirmation pop-up before large payments
- Showing Activity Reports broken down by day of week and state
- Redesigned Note Templates
- Redesigned Groups
Together, these updates make it easier for Property Management teams to manage their rental showing activity all in one place.
Landlord Updates
We’ve made several updates to Landlord accounts to create a smoother rental showing experience.
Notification Recipient Settings
Landlord accounts now have Notification Recipients settings, making it easier to choose who receives important account updates.
Up to Two Tenants Per Rental Showing
Rental showings can now support up to two tenants, and you can easily add or remove tenants even after the showing has been created.
A More Consistent Landlord Experience
Landlord accounts are now correctly labeled “Landlord” instead of “Property Manager” throughout the mobile app.
We’ve redesigned the Landlord registration form for a smoother sign-up experience.
Landlords will also see the new confirmation pop-up before large payments, providing an additional check before a payment is processed.
New for Landlord+ Accounts
Landlord+ accounts can now request tasks such as lockbox running, property checks, move-in and move-out photography and reports, and more.

What’s Ahead for Showami?
We’ve made a lot of updates in the first half of 2026, from easier messaging and showing requests to new tools for agents, brokerages, property managers, and landlords.
